The work was error plagued and a lot of the work was redone many times to get it close to competent. One unskilled, unsupervised worker arrived daily. He spent hours each day talking on his cell phone. No one supervised daily work quality or checked daily work quality.
The contract called for haul away of replaced pipes but they were left under the house and I was told they were removed. But the old, replaced pipes could be seen under the house from the crawl space access entry.
On multiple occasions the fire alarms were set off by cooking on a propane cooker inside the house. On one occasion the dining room filled with smoke and a newly installed sauna filled with smoke.
Black grout was to be installed between black tiles in the kitchen. But the grout was installed wrong and turned white and the white edge of the black tiles was visible. After one attempt to redo the kitchen grout by an unskilled worker 1 Smart Build agreed to hire an outside tiler. But I got stuck with the bill and they still have not reimbursed me.
A sheer wall was ripped through by unskilled and unsupervised workers to make a new door opening. Upon finding plywood on both sides of the studs, work should have immediately stopped. But it continued and that sent spasms through the City Building & Safety causing a loss of about 10 weeks as the Architect and 1 Smart Build floundered and flailed to get a revised permit.
A new bathrooms tile was sticking out on a corner quite noticeably. The first attempt to redo it left one edge at eye level lined with chips. I was told it was beautiful work. The second attempt to fix the chipped edge resulted inthe worker damaging the tile underneath so now I had two damaged tiles at eye level and quite obvious. I was told it was beautiful tile work. The third attempt to fix the now two damaged tiles resulted in six damaged tiles, wildly different grout thicknesses , damaged baseboards and grout powder all over the wall and floor. I was told it was beautiful tile work. 1 Smart Build then agreed to hire and pay a licensed tiler to repair the damage they caused. But I got stuck with the bill and 1 Smart Build still has not reimbursed me weeks later.
The wrong insulation was installed in an attic ceiling. It was for walls and was cheaper and thinner than attic insulation. When pointed out, 1 Smart Build said that since the City Inspector didn’t catch it and finalized the permit they would not correct the wrong insulation. It is costing me a lot to pay a licensed insulation company to replace the wrong insulation installed by 1 Smart Build.
Three under house crawl space access screens were mangled and horribly damaged by 1 Smart Build. The screens were left off for about 10 weeks letting rodents in. Workers ate under the house and next to the access screens further encouraging rodents. ! Smart Build agreed to replace the damaged screens, but I ended up paying the outside company and I still have not been reimbursed.
Workers left food and bottles in the street, in the house and around the property and never picked up.
Brackish water from paint brushes and other construction was poured out onto the roots of fruit trees.
Boards with nails were left for many weeks on the only pathway a dog used to reach the spot for doing her business.
Tiles were transported by 1 Smart Build and brought to the house smashed into pieces. The expensive tiles were never returned or replaced.
Consistently, progress payments were demanded long before work on the stage was completed. I had to write Under Protest work not complete on a few checks.
